GoLink, as a sub-contractor to IPEX, delivered detailed analysis to support SEGRO’s strategic evaluation of the Radlett Strategic Rail Freight Interchange (SFRI) and wider rail-connected portfolio. Our work focused on the long-term market outlook for UK freight, including intermodal and express freight operations, and supported with the implications of growth trends on lease revenues and site attractiveness.

We assessed opportunities and constraints at Radlett SRFI relative to other railhead locations and provided provisional insight on rentals and potential new investment sites based on market demand and network connectivity.

In addition, we supported the client with a view on the potential tenant market, evaluating the value of Radlett SRFI to prospective operators, train path availability, and compatibility with freight operations. This included gauging, accessibility, and operational considerations to optimise site utilisation.

Our analysis also considered the strategic value of leasing to specific tenants and alternative options such as long leasehold or freehold sales, ensuring SEGRO can maximise returns while strengthening its broader portfolio.
